Money Tree Real Estate Investors and our people have been buying houses, refurbishing them and selling them since 1995 throughout the United States and Canada.

First of all, you don’t need a Real Estate License to be a Real Estate Investor! You do not need a Real Estate License to buy a house nor do you need one to sell your own house. That is what Real Estate Investors do!

No one in the Real Estate Investment business offers anything like we do for our Partner Program Members! We do all of the hard work. Our people have sent out thousands of emails, text messages, letters and called thousands of people who could be losing their homes or want to sell them. We have gone through hundreds of homes with contractors to determine what needs to be done to them to make them look like a model home. Our inhouse general contractor who has refurbished over one hundred houses looks at two Pictures of each room in the house that our Senior Home Finder has taken. The Senior Home Finder has also taken pictures and notes of what the contractors have told him that needs to be done to the house. When our inhouse contractor receives the bids from the contractors he determines what needs to be done to the house and what it will cost. He then gets together with our inhouse Real Estate Investor who has run comps on the property. They determine what we can pay for the house based upon the profit we want to make. Then our inhouse Real Estate Broker calls the home owner and negotiates the purchase. We normally have to negotiate with 10 to 12 home owners before we are able to purchase a house for the price we want to pay. Our Senior Home Finder takes the sales contract and the deposit check to the home owner to get signed. Just before he gets to the house, he calls us. Our inhouse Real Estate Broker then calls the home owner the home owner who has already spoken to the home owner and tells them that our person is almost to their house and that they will stay on the line to answer any questions about the agreement. Believe me you do not want to answer questions about the sales contract. Once the paper work is signed the sales contract and deposit check is taken to a local title company.

You are not involved in any of the above! You, start out with a house we have already purchased and is ready to be rehabbed. No other Real Estate Investment company does this.

There is another Real Estate Investment company that will hire and train people to make calls for and send out emails, text massages and letters for you. They also handle the financing along with assisting you with refurbishing the house. They charge a one-time fee of $65,000.00. Then they split the profit they made with you on each house. We can give you their contact information. If you would like to learn all about the Real Estate Investment business so you can make 100% of the profit by doing everything yourself. We can recommend a company in the United States that by far has the best training. I know because I went through it a number of years ago myself. They charge $50,000.00 and it is well worth it. The following is what the Partner Program Members do:

  • We send you the agreement for the contractor to sign. You Have him sign it and send it to us. It also indicates what permits we will need for the work that we are doing  to the house. After the contractor gets the permits make copies of them and send them to us so we can reimburse the contractor for what he spent on them.

  • We send you 4 video monitors, our inhouse contractor will explain to you where to put the monitors in the house. That way you can, we can and if we have a private investor that lent us the money to purchase the house and refurbish it they can see the  progress of  the job.   The other thing we have in the agreement with the contractor is the he has to clean up what ever mess they have made that day before they leave.

  • Most contractors want you to pay them 50% of the amount of the project down. Many years ago, we paid the contractors 50% down and they didn’t finish the job. We lost money. What we do now is break the project down into 4 or 5 sections. The contractor is paid after each section is completed. When the contractor calls us and says that he has completed a section. We then contact you and you need to go to the house to see if  the section was completed properly. Do you know what to look for to see if the project was completed properly? Unless you have been in the construction business probably not. So what you do when you get to the house is call our inhouse contractor. He will tell you where to point the monitor in the room. If he feels the section was completed properly the contractor is paid. If our contractor see’s any problems he has you hand over your phone to the contractor and he explains the problems. He also sends him an email explaining the problem. When the contractor calls us and tells us he has made the corrections. You go back to the house and do the same thing as you did before.

  • We feel the front yard is very important, especially on the more expensive homes. When someone drives up to a house the first thing they see is the front yard. If we don’t have a landscape contractor that we have used in the past in the area    you need to drive around the area and when you find a house that has a very nice front yard and stop at the house and tell them you are refurbish a house near by and that you think they have a beautiful front yard and ask them if they designed it or if a landscape contractor designed it. If a landscape contractor designed it get their name and contact information. Call them and have them come to the property. Have them do a diagram of what they would do including the names of the trees and plants they would put in. Make sure you take pictures of all the houses that have looked good. Our inhouse General Contractor has used a landscape contractor to design  front yards for his more than 100 homes that he has refurbished. If you can’t find a good landscape contractor, we can use the one our inhouse General Contractor has used to design the front yard.

  • When the house has been completely refurbished you need to contact staging companies. Staging companies put furniture, paintings and other things in the house to make it lived in. We feel that staging is very important. There was a house in San Diego County that over $200,000 was put into refurbishing the house and over $4,000.00 was spent on staging. When the house sold the profit was a little over $275,000.00.

  • Once the staging has been completed you need to find a real estate photographer to take pictures of the house and the rooms in the house. We explain how to find them in your training. When the photographer prints the pictures, he sends them to us. We then make a 2-to-4-page brochures of the house. On the brochure it has the following on it:

You write in the date.

When you get the brochures. You set up a date with the real estate agent to have a special open house for the neighbors and people they know that might be interested in moving into this neighborhood. You write date on the brochures. Then 3 to 4 days before the open house you or you get someone else to go walking in a 6 to 8 block area around the house and knock-on doors and tell the people that you have completely remodeled a house at (Give them the address) and that you are holding a special open house for people in the area and people they know that would like to move into the neighborhood. Then ask them if they might know someone that might be interested in moving into the neighborhood? If they think that might know someone hand them 2 or 3 brochures. The real estate agent will be at the open house. A lot of houses have been sold this way. Usually is a house is sold this way the real estate agent lowers their commissions.

  • You need to hire a real estate agent. We always sell houses through real estate agents. The main advantage to using a real estate agent is because they put the house on the MLS which gets you great exposure. The other thing that happens is 40 to 70 MLS real estate agents tour the house. The best way to find a good real estate agent is to drive through the local area and look for real estate signs at houses they have for sale. Write down the real estate agents names and phone number that have the most signs up and we will call them and take care of hiring them.

Typically, you will make from $15,000.00, $30,000.00 to over $100.000,00 for completed and sold rehab house. The income is based upon the area the house is in.

Remember you will not be doing just one house at a time. One of our people had 17 houses working at the same time. He is very busy and he makes a lot of money.
